Frequently Asked Questions
Buying or selling a home is a big decision, and we know you probably have a lot of questions before you're ready to make a move. Here are some of the questions we hear most often from buyers and sellers throughout McKinney and the surrounding Collin County communities.
If you don't see your question here, just reach out. We're happy to help.
Buying a Home
-
Being ready to buy isn't just about having enough money for a down payment. It's also about having a comfortable monthly budget, understanding your financing options, and knowing what you want from your next home.
If you’re not sure whether now is the right time, that’s okay. We’re happy to talk through your situation before you ever start seriously looking.
-
The amount you'll need depends on your loan type, purchase price, down payment, closing costs, and other expenses. Some buyers are surprised to learn they may have more options than they expected, so we recommend talking with a trusted lender early rather than assuming you need a certain amount saved.
-
We recommend getting your financing in order first, even if you're just beginning to explore your options. Once you know your comfortable price range, we can help you narrow down locations, neighborhoods, home features, and other priorities so you're not spending time looking at homes that aren't a good fit.
You don’t need to know exactly what you want before you call us. That’s part of what we help with.
-
We primarily help buyers and sellers in McKinney and throughout Collin County, including surrounding North Texas communities. If you're considering a move somewhere outside our usual service area, ask us. We can often help connect you with a trusted local agent.
-
Absolutely. Morgan especially enjoys working with first-time buyers and young families who are figuring out the process for the first time.
Buying your first home can feel overwhelming, so our goal is to explain what’s happening, answer your questions honestly, and make sure you understand the decisions you’re making along the way.
-
Yes. New construction is one of Morgan’s areas of focus, and we help buyers navigate the process of purchasing a newly built home.
New construction can be very different from buying an existing home, from choosing a builder and lot to understanding upgrades, timelines, contracts, inspections, and closing. Having someone on your side throughout that process can make a big difference.
Selling a Home
-
Your home's value depends on several things, including its location, condition, size, updates, recent comparable sales, and the homes currently competing with it.
We believe pricing should be based on what is actually happening in the market, not guesswork or an online estimate. We use our local experience and current market information to help determine a realistic strategy for your home.
-
Not necessarily. Some improvements can make a meaningful difference, while others may not give you enough return to justify the cost.
Before you spend money preparing your home, we’ll help you look at the property objectively and determine what is worth doing, what isn't necessary, and where your money is likely to have the greatest impact.
-
There isn't one timeline that applies to every home. Price, condition, location, buyer demand, and the current market all play a role.
Because we’ve worked through many different types of markets, we can help you understand what the current McKinney market means for your particular home and what you can expect, rather than relying on a generic timeline.
-
There can be seasonal patterns in the real estate market, but we don't believe there is one magic month that's best for every seller. The right time depends on your goals, your home's condition, the competition in your area, and current market conditions.
Our job is to help you understand the market so you can make an informed decision.
-
Start with a conversation before you start spending money. We can walk through your home with you and help identify the improvements, repairs, cleaning, staging, or other preparation that could make the biggest difference.
Our goal isn't to have you spend money just to spend it. It's to prepare the home in a way that supports your pricing and selling strategy.
McKinney & North Texas Real Estate
-
McKinney offers a mix of established neighborhoods, newer communities, historic areas, shopping, restaurants, parks, and access to the larger North Texas region. What makes a particular area a good fit depends on your lifestyle, commute, budget, and what you want nearby. That's where local knowledge can make the search much easier.
-
Collin County isn't one single market. Each community, and even individual neighborhoods, can have its own character, inventory, pricing, and pace.
We help buyers look beyond the house itself and consider the location, commute, neighborhood, amenities, future plans, and overall lifestyle so they can choose an area that fits their life, not just a home that looks good online.
-
Yes. Relocation is a big part of what we help clients with, and we understand that moving to a new area involves much more than finding a house.
We can help you learn the different communities, narrow down areas that fit your lifestyle, and understand what it's like to live in the North Texas market.
-
We specialize in McKinney and communities throughout Collin County, including Frisco, Allen, Plano, Prosper, Celina, Fairview, Lucas, Anna, and Melissa. We also serve areas of East Denton County and southern Grayson County.
Holly is a lifelong McKinney resident, so our knowledge of the area comes from decades of living, working, and building relationships here, not simply from looking at market statistics online.
-
Yes. McKinney is our home, and it has been a central part of our business for decades.
Holly has lived in McKinney her entire life and has watched the community grow and change firsthand. That long-term perspective gives us an understanding of the area that goes beyond individual transactions.
-

Working With The Milstead Team
-
We believe real estate should feel personal, not transactional. Our goal is to understand what you're trying to accomplish, give you honest advice, communicate clearly, and help you make decisions you feel good about.
We bring local knowledge and experience to the process while treating every client and every move as its own story.
-
We're a team, but we don't want our clients to feel like they're being passed around.
We stay personally involved and work together to give clients the benefit of a team while keeping the relationship personal. We also believe in being straightforward about the market, even when the answer isn't necessarily what someone wants to hear.
-
Not at all. Some of our most helpful conversations happen well before someone is ready to make a move.
If you're wondering what your home might be worth, trying to figure out whether buying makes sense, or simply thinking about what's next, we're happy to talk through your options without pressure.
-
Yes. Buying and selling at the same time takes careful planning because the timing of one transaction can affect the other.
We'll help you look at your options, discuss timing and contingencies, and build a plan around what makes the most sense for your situation.
-
That's something we can help with. We don't expect you to know every neighborhood before you start looking. Tell us what matters to you… Commute, budget, lot size, amenities, schools, walkability, newer construction, established neighborhoods, or something else, and we'll help you narrow down the areas worth exploring.
-
You can expect communication, honesty, and personal attention. We want you to understand what is happening at every stage and feel comfortable asking questions, even when those questions aren't easy.
Holly’s philosophy has always been simple: “I will not sell you a home that I would not be proud to sell for you later.”
That mindset extends to every part of the relationship.
-
Most of our business comes from repeat clients and referrals, and we don't take that trust lightly.
Real estate is personal. We often help families through major life transitions and sometimes work with multiple generations of the same family. For us, success isn't just about closing a transaction. It's about being the people they feel comfortable calling the next time they need real estate help.
-
It means we've seen a lot of different markets and situations. We've worked through changing conditions, learned how to price homes based on reality rather than guesswork, negotiated in both competitive and shifting markets, and built relationships throughout North Texas that can benefit our clients.
But experience isn't valuable simply because of the number of years behind it. It's valuable when it helps us give better advice today.
About With The Milstead Team
-
Real estate has been part of our family for four generations. Holly began her real estate career in 1989 after joining her parents in the family business, and Morgan officially joined the business in 2023 before becoming a licensed Realtor in August 2024. Today, we combine Holly’s decades of experience and local relationships with Morgan’s modern approach to real estate.
-
Holly Milstead is the team lead and has been a North Texas Realtor since 1989. She is a lifelong McKinney resident with deep knowledge of Collin County and has helped more than 2,000 families buy and sell homes.
Morgan Milstead-Prince is a fourth-generation Realtor who grew up around the business and officially joined the team in 2023. She became licensed in August 2024 and has a particular interest in new construction, first-time buyers, young families, relocation, and investment-minded buyers.
-
Our family has more than 40 years of experience in North Texas real estate, and Holly personally has more than 35 years in the business. Over the past five years alone, the team has closed more than $66 million in real estate and helped with more than 2,000 home sales over the course of Holly’s career.
Holly is also ranked in the top 0.01% of Realtors in our market and has been recognized by D Magazine as one of Dallas’ Top Real Estate Agents for 13 consecutive years.
-
For us, it comes down to experience, relationships, and how we treat people. Holly brings decades of hands-on market experience and deep North Texas relationships, while Morgan brings a modern, strategic approach shaped by today’s digital real estate market.
We’re a team, but we want our clients to feel like they have a personal relationship with us—not like they’re being passed from person to person. Most of our business comes from repeat clients and referrals, and we’re proud of that.
-
Holly brings more than 35 years of experience, deep local relationships, and a perspective shaped by decades of North Texas real estate.
Morgan brings a modern approach to marketing, communication, technology, and the way today's buyers and sellers search for and evaluate homes.
Together, we believe clients get the best of both: deep-rooted experience and modern execution.
-
We believe real estate is about people first. Homes and transactions are important, but they're usually part of something much bigger: a growing family, a new job, a move closer to family, retirement, an investment, or the beginning of a completely new chapter.
We want to serve our clients with clarity, care, consistency, and honesty, and to build relationships that last well beyond the closing table.
-
Every buyer and seller has a different situation, and there's no such thing as a silly real estate question.
If you're thinking about making a move in McKinney or the surrounding Collin County area, we'd be happy to talk through it with you.
